Ask A Mortgage Question

About

I started in the mortgage business in 1987 and haven’t looked back. I am a calming force and a focused problem solver for my Clients and Realtor Partners. We close on time every time because with the 2500+ fundings that I have handled personally, I have seen it all and know the answer. For My Mortgage Clients I think multitasking is for the birds so I focus on your loan. Although I have a great team working in the background, you know you will be talking directly to me throughout the entire transaction. In 25 years there is not a mortgage scenario I have not seen. Using our high tech high touch approach, I like to take this weird and challenging process and turn it into something fun. I believe that you experience enough stress when buying a home, your loan should not be one of them!

About Mark Sewell

I’m Mark Sewell, a Sacramento-area Realtor® with eXp Realty, serving buyers, sellers, and investors throughout Sacramento, Roseville, Rocklin, Folsom, and Placer County.

I help clients make smart, confident real estate decisions by combining local market expertise, data-driven strategy, and clear communication. Whether you’re buying, selling, or investing, my role is to simplify complex decisions and guide you through every step with transparency and precision.

A key area of specialization in my practice is assumable loans. In a higher interest rate environment, assumable loans can provide qualified buyers the opportunity to take over an existing low-interest mortgage, often resulting in meaningful monthly savings. These transactions are highly nuanced, lender-specific, and frequently misunderstood. I actively identify assumable loan opportunities, educate my clients on the benefits and limitations, and work closely with lenders to navigate the approval process efficiently.

For sellers, an assumable loan can be a powerful marketing advantage when positioned correctly. I help sellers determine whether an assumption is viable and strategically market it to attract well-qualified buyers seeking lower interest rates.

Buyers value my ability to uncover unique opportunities, explain financing options clearly, and negotiate effectively. Sellers appreciate my honest pricing guidance, proactive marketing approach, and consistent communication from listing to close.

I stay closely connected to local market trends, inventory shifts, and off-market opportunities so my clients can make informed decisions in a competitive market. My goal isn’t just to close a transaction; it’s to be a trusted long-term real estate resource.

If you’re considering buying, selling, or investing in the Sacramento region and want to explore creative financing options like assumable loans, I’d be glad to help.
